Phase 1 construction is done. Phase 1 included buildings 3, 4, 5, 6, 11, 17, 18, and 20.
The building order for the first phase: 6, 3, 4, 20, 18, 17, 5, and 11.
Phase 2 construction is done: buildings included 1, 2, 7, 8, 12, 22, 23, 24, and the pool house.
The building order for the phase 2: 24, 12, 2, 8, 1, 7, 22, and 23. The pool house was renovated when the pool was closed for the season.
Phase 3 construction is done: buildings included 9, 10, 13, 14, 15, 16, 19, 21, and the mail kiosk. The building order for phase 3: 13, 10, 9, 19, 15, 21, 14, 16, and the mail kiosk.
Roof replacement components: new shingles, remove existing shingles, felt underlayment, metal flashings down to roof deck, replace all metal flashings, and chimney chase covers.
Building replacement components: vinyl siding and corner trim, AZEK window and door trim, gutters, downspouts, wall sheathing, gable vents, vented soffits, and front, back and security lighting fixtures. The siding color scheme will remain the same, the trim will be white.
Ancillary projects included:
- Power washing and staining of decks and stairs (includes wood repairs).
- New front and back entry light fixtures.
- Additional security lights installed (sixteen were added) and lighting conduit on the buildings was removed.
- Front and back entry doors and utility doors were painted. Gas meters and condensate pipes were also painted (to match the siding colors).
- Additional improvements to the mail kiosk (new light fixtures, ceiling, gutters and downspouts, front door, and bulletin boards)
Summary:
- The siding and roofing project was finished in the fall of 2009.
- The ancillary projects (as listed above) are done.
- Some landscaping repairs due to the plumbing project were done in the fall of 2009. Additional repairs related to the plumbing project will be addressed in 2010.
