The Oakton's Concrete and Asphalt Project
 
As announced at The Oakton’s Annual Meeting of Homeowners, Dominion Paving & Sealing Inc. has been hired to remove and replace sections of concrete sidewalk, curbs, and gutters and to mill, repave and re-stripe the asphalt roadway and parking areas. We ask for your patience and understanding while this work is underway. Garner Engineering was hired to evaluate the concrete and asphalt, write the statement of work, and to oversee the project to ensure the work is done properly per specifications.
 
The schedule listed for the projects is weather permitting. As needed, signs will be posted with new work dates. Work dates will also be posted on The Oakton’s website calendar. 
 
Trash & Recycling: Starting on Monday, July 6 curbside pick-up will not be available throughout the concrete and asphalt project.  Trash Away will place dumpsters by the front entrance of the community and residents must use the dumpsters for trash and recycling during this project. Trash Away will not be picking up trash and recycling from the curbs/grounds. The parking spaces for the dumpsters were marked with signs & "X" marks on the asphalt. Vehicles will be towed if parked in these spaces on Saturday, July 4. 
  • If towed, contact Henry's at 703-280-5336. Henry's is located in the Merrifield area of Falls Church, VA at 2810 Hartland Rd.
 
Parking: It is important to adhere to the no parking areas during the project and to have your vehicle(s) registered with the 2026 yellow parking permit clearly displayed on the vehicle’s windshield (see the Parking Policy for permit placement).
 
Vehicles parked in no parking areas will be towed by 7AM. The tow driver will search for search for permits located on the windshield, not other windows/locations. Towed vehicles with a yellow 2026 parking permit will be relocated within the community. Towed vehicles that do not have a 2026 parking permit (or if it is not on clearly displayed the front windshield) will be towed offsite to Henry’s Wrecker Service in Falls Church, VA.
 
As a reminder, parking is available on a first come, first serve basis. Vehicles are allowed to park in spaces anywhere in the community and during the project you will see vehicles from another part of the community park near your building. 
 
The Concrete Project
 
The concrete work will replace damaged sections of concrete throughout the community and will be completed prior to repaving the asphalt drive and parking spaces. 
 
The concrete work areas will be identified with orange painted “X” marks and Dominion Paving & Sealing will erect signs to alert residents that vehicles must be moved 30 ft. away from the work area by 7AM.
 
During the concrete project, vehicles may park as usual during the evening after Dominion Paving & Sealing has left for the day but must be removed by 7AM the morning of the following scheduled work date.
 
Schedule: 
The concrete sidewalk and curbs and gutters work will begin at the back of the community at building 24 and the pool and will progress to the entrance.
 
Monday, July 6 – Friday, July 10* 
~ AND ~
Monday, July 13 – Tuesday, July14*

Important Information Regarding the Concrete Project
 
Parking:  All vehicles must be moved 30 feet away from the work areas marked with orange painted “X” marks by 7AM on days when work is scheduled.
  • During the concrete project, vehicles may park on the property except for the marked work areas.
  • Vehicles not moved from the concrete work areas by 7AM are subject to towing at the owner’s expense.
  • It is important to have your vehicle(s) registered and the 2026 yellow parking permit clearly displayed on the vehicle’s windshield (see the Parking Policy for placement). The tow driver will not search for permits located on other windows/locations. Towed vehicles with a 2026 parking permit will be relocated within the community. Towed vehicles that do not have a 2026 parking permit (or if it is not on the front windshield) will be towed offsite to Henry’s Wrecker Service.

Mail and Deliveries: There will be concrete work in front the mail kiosk therefore mail will not be delivered by the postal service on those days. Deliveries to units such as FedEx, Amazon, UPS, etc. may be made during the concrete project but accesses for large item deliveries needing hand trucks/dollies may be impacted.
 
Pool: There will be concrete work at the entrance of the pool’s bath house, therefore the pool be closed during this time. A notice isl posted at the pool and on The Oakton’s website.
 
Pedestrians & Pets:  Please use caution while walking to and from the street to your homes and stay off the freshly placed concrete until caution tape and forms are removed.
  • For concrete work directly at the front entry doors, please walk in the landscape area around the wet/drying concrete.
Do not vandalize the new concrete.  If the concrete is vandalized, it will be replaced which is an extra expense to the Association. Extra expenses caused by vandalism by residents of The Oakton are subject to billing this expense back to the unit owner.
 
About the concrete work:  Existing concrete sidewalk slabs will be removed by a combination of saw-cutting and breaking out with a jackhammer or concrete hammer mounted on a skid-steer.
  • The debris will be hauled off and disposed of. Concrete forms will be placed, and new concrete will be placed and finished.
  • 1-2 days after the new concrete has been placed, the forms and caution tape will be removed, and the edges of the new sidewalk will be backfilled and seeded/strawed. 
  • The concrete fire lane yellow curbs: the paint will be removed from the curbs by sandblasting and then they will be repainted. The sandblasting will cause dust and debris.
  • All dates are weather dependent. In the event of rain, Dominion Paving & Sealing will postpone the project for that day, and work will continue the following day (weather permitting). Signs will be posted with the new work dates.
 
Asphalt Milling & Paving Project
       
Dominion Paving & Sealing Inc. will remove 5 inches of the existing asphalt (milling), re-pave, and re-stripe The Oakton’s roadways and parking areas. This project will renew the life of the asphalt surfaces as well as improve safety and aesthetics in the community.  Once completed, this project will not need to be done again for some time. We ask for your patience and understanding during this project.

PHASE 1 – RED MAP AREA: July 27: Mill & July 28: Pave/Stripe & Sandblast the Fire Lane Curbs
PHASE 2 – BLUE MAP AREA: July 29: Mill & July 30: Pave/Stripe
PHASE 3 – GREEN MAP AREA: Aug. 3: Mill & Aug. 4:  Pave/Stripe
PHASE 4 – YELLOW MAP AREA: Aug. 5: Mill & Aug. 6: Pave/Stripe
PHASE 5 – PINK MAP AREA: Aug. 10: Mill & Aug. 11 Pave/Stripe

  • During the two (2) days scheduled for the phases listed above, all vehicles must be moved out of thestreet/parking areas by 7 AM each day when work is scheduled.
  • Vehicles parked in previous/completed phases may either remain parked or moved from the areas until work is complete for the day as access to previously completed phases will be extremely limited.
  • Vehicles may park as usual after the milling work (removal of the existing asphalt) is completed for the day but must be removed by 7 AM the following day for paving activities.
 
Vehicular Traffic:  No traffic will be allowed on the parking lots and roadways during work hours. Please abide by all traffic control personnel, barricades and signs; they are for your safety!
  • Please be aware that vehicle access during all the work phases will be impacted. If residents are expecting a delivery (via FedEx, UPS, Amazon, etc.), a contractor to work on their home, moving in or out from the community, etc., vehicles may not be able to reach your building. Please plan ahead and refer to the Phasing Schedule and Map to find out when the asphalt project will impact your area.
  • The work area at Phase 5 spans from the community’s entrance to building 4 and vehicles will not be able to enter or leave the community during the Phase 5 workdays. 
  • Mail may not be delivered to the mail kiosk during Phase 5 unless the mail carrier elects to walk to the mail kiosk to deliver the mail.
 
Trash & Recycling.  Curbside pick-up will not be available during the project. Trash Away will place dumpsters by the front entrance of the community during the concrete and asphalt project. Residents must use the dumpsters for trash and recycling during this project. Trash Away will not be picking up trash and recycling from the curbs. Do not put your trash and recycling out on the curbs during the project.
  • During Phase 5, trash collection will not take place, and the dumpsters will be removed. Do not put your trash out during Phase 5.
Parking:  All vehicles must be out of the affected streets/parking areas by 7 AM on days when work is scheduled. Vehicles not moved by 7 AM will be towed at the owner’s expense.
  • It is important to have your vehicle(s) registered and the 2026 yellow parking permit clearly displayed on the vehicle’s windshield (see the Parking Policy for placement). The tow driver will not search for permits located on other windows/locations. Towed vehicles with a 2026 parking permit will be relocated within the community. Towed vehicles that do not have a 2026 parking permit (or if it is not on the front windshield) will be towed offsite to Henry’s Wrecker Service.
Pool:  The contractor will determine if the pool needs to be closed during the asphalt project. If closed, a notice will be posted at the pool and on The Oakton’s website.
 
Pedestrians & Pets:  Please stay off the asphalt while the section is closed.
  • Walking through tack coat (wet tar) will result in tracking of the product onto concrete sidewalks and into your home. This is costly to clean and is not the responsibility of Dominion Paving & Sealing nor the Association.
  • Please keep in mind that after the road and parking areas has been milled but before it is paved, the surface will be rough and uneven.
  • Please use caution while walking across the milled surfaces.
Weather:  All dates are weather dependent. In the event of rain, Dominion Paving & Sealing will postpone theproject for that day, and work will continue the following day (weather permitting). Signs will be posted with the new work dates.

Located in Fairfax County, Oakton, Virginia, The Oakton is a garden-style condominium community consisting of 240 units in 24 buildings and a community pool. Surrounded by lush landscaping, all units have balconies or terraces, fireplaces, and some units have sunrooms, cathedral ceilings, and lofts.

The community is conveniently located near Interstate 66, route 123, and is only 1.5 miles from the Vienna Metro station.
 
The Oakton's units consists of 3 model styles (see list below) and the floor plans for each model vary. For instance, some floor plans may or may not have a sunroom, a den, or a loft. The floor plans are shown as originally built therefore modifications made to units are not included.

Directions to The Oakton (from I-66)
  1. Take route 123 north exit (Oakton/Vienna).
  2. Turn right on Jermantown Rd.
  3. After a half mile, at a traffic light, Jermantown Rd. will turn into Blake Ln. Go straight through the light.
  4. Take the second right onto Bushman Dr.  
  5. Take the first left onto Oakton Terrace Rd.
 

 
Rush Hour Bus Service to and from Vienna Metro Station
 
The Fairfax Connector 466 bus goes to and from the Vienna Metro during morning and evening rush hours. The bus stop is outside of The Oakton's entrance on Bushman Drive.
